I hate that I have to give them at least 1 star. OMG! Worst experience ever! DO NOT RENT UNIT 903 at Brandywine house in Sea Colony Delaware. And stay away from all properties managed by VACASA. If you're an owner and you pay VACASA to manage your property, they're doing an awful job and you're probably paying too much. Take your money somewhere else but first check on your place. It might be in bad shape.
Staff is no help. Not on the phone, through the app or in person. Unit 903 has a noxious odor that drove me out after a few days. There had been plenty of other complaints about it on other websites (found later while doing research) so VACASA was aware. They even responded to the complaints, yet they still rented to unsuspecting travelers like myself. They offered little to no help.Can't tell you how disappointed I was. I planned this trip over a year in advance and had that much time to build up my excitement. I drove 14 hours from Northern Illinois to get there.....Cried like a baby all the way home, 3 days early. Just couldn't stay there. it was that bad. Don't even want to talk about the struggle it's been trying to get at least SOME of my money back. They're a bunch of thieves, and they're getting away with it...UGH

AVOID VACASA in Sea Colony!! They are LIARS!! We were told mold coming out of vent onto wall was “ not mold but dust”, refrigerator never worked- we had to throw away all perishables on day 3. Filthy floors, gross area rugs & floor mats, ants crawling everywhere in kitchen. Not one human called us back after we repeatedly went to office and left messages.. ROBOTS answer and leave you texts. Please they need to GO OUT OF BUSINESS!!!

⭐ 1 Star – Horrific Experience Managed by Vacasa
We recently stayed at condo 902 Goergetowne in Sea Colony (June 21–26), a property managed by Vacasa, and the experience was an absolute nightmare. For $4,200, we expected a relaxing beach vacation. What we got was a dangerous, sweltering disaster.
• Indoor temps of 85–89° every night.
• My 1-year-old developed heat rash and had to sleep nearly naked.
• Filthy floors, broken balcony furniture, flipped box springs, backward washer plumbing.
• Electrical panel emitting a burning smell.
• HVAC technician confirmed the air unit was too small for the condo.
Vacasa’s response? Pathetic. A maintenance tech who was completely ineffective, followed by a $100 refund and half the cleaning fee—not even compensation for the air conditioning failure, just for delayed support. Their indifference was staggering.
I’ve been staying at Sea Colony for 15 years and have never experienced such neglect. Vacasa clearly prioritizes profit over people, and I wouldn’t trust them to manage a cardboard box, let alone a vacation home.
Avoid Vacasa at all costs. They knowingly rent out properties in disrepair, offer insulting compensation, and leave families to suffer with zero accountability
